It Started With One Missing Photograph

Inspected began with a simple question I could not get answered.

I was travelling overseas on my OE when my property manager told me that one of the weatherboards on my rental property was rotten. I asked for a photograph so I could see the damage for myself.

There wasn’t one.

I was on the other side of the world, responsible for a valuable asset, without the evidence I needed to understand what was actually happening to it.

As I travelled, I started paying closer attention to how property inspections were handled. Wherever I went, I kept seeing the same process.

  • Inspections were completed on paper
  • photographs were stored somewhere else
  • and reports were pieced together later

The inspection had happened, but the record of what happened was fragmented.

That might not cause an immediate problem. But months later, when a landlord, tenant, property manager, or inspector needs to establish what was there at the time, one missing photograph or forgotten detail can change everything.

So I started building Inspected.

The idea was simple: capture the evidence properly while the inspection is happening and keep it connected to the asset it belongs to.

Photographs, comments, condition records, signatures, documents, and reports should not have to be reconstructed later from someone’s phone, inbox, folders, or memory. The completed inspection should create one clear record that remains available when it is needed.

That idea has continued to be shaped by people who perform inspections in the real world. Inspected is being refined with input from a property manager with more than 20 years of industry-specific property management experience, alongside feedback from people using inspections across different types of work.

In 2024, Osmium was part of the Ministry of Awesome Founder Catalyst programme, where Inspected was recognized as a PropTech platform helping landlords, tenants, and property managers complete inspections using their phones.

As more people learned about Inspected, they began asking whether it could be adapted for other purposes.

  • Healthy Homes assessments.
  • Food-safety checks.
  • Coffee carts.
  • Maintenance.
  • Other inspection-heavy work.

The requirements changed, but the underlying problem remained the same:

How do you know the work was done properly, and how do you prove what happened later?

That is the problem Inspected was built to solve.

Today, we are building Inspected as inspection infrastructure for organisations that need a clear, reliable record of what was checked, what was found, and what happened next.

We are making thorough inspections easier to complete, faster to report, harder to lose, and far more useful when the evidence matters.

Because the value of an inspection is not the form you complete today.

It is the certainty that record gives you months or years later.
